Daily life is quiet and centered on the water. Hudson Beach, a county park with marinas nearby, is about 2½ miles from our lot. HCA Florida Bayonet Point Hospital, a Level II trauma center, is about 2 miles away. Homes cost less than the state average: the median home value in Hudson is $269,200, against $359,000 for Florida as a whole.

The big trade-off is water. Our Scamp Dr lot is about 1½ miles from the Gulf and sits in hurricane Evacuation Zone A, and FEMA's flood map places it in a high-risk flood zone. Storm surge from Hurricanes Idalia (2023) and Helene (2024) flooded homes along this coast. Local incomes are also lower: Hudson's median household income is $51,513, against $70,492 for Pasco County. If you are ready to build up off the ground and to leave when a storm comes, Hudson puts you close to the Gulf for less.

    Hudson Beach (Robert J. Strickland Memorial Park) is about 2½ miles from our lot, and Werner-Boyce Salt Springs State Park in Port Richey has paddling and hiking trails. Pasco's coastal waters also have a summer bay scallop season, set each year by the Florida Fish and Wildlife Conservation Commission.

  • A trauma hospital about 2 miles away

    HCA Florida Bayonet Point Hospital on Fivay Road is a state-verified Level II trauma center, about 2 miles from our lot. Tampa International Airport is about 41 miles away by road.

What to check before you buy

  • Storm surge and Evacuation Zone A

    Hurricane Helene in 2024 pushed 6 to 9 feet of water above ground onto this stretch of coast; in Pasco County crews made 200 high-water rescues and at least 9,900 buildings were damaged. Idalia in 2023 brought 3 to 5 feet. Our lot is in Evacuation Zone A, the first area told to leave, and during Helene the county also ordered everyone in a mobile or manufactured home anywhere in Pasco to evacuate.

  • A high-risk flood zone

    FEMA's current map, as shown in Pasco County's property records, puts this lot in Zone AE, with a base flood elevation of 11 feet, while the ground there is about 8 feet (USGS). The county requires a new home's floor to be at that flood level plus extra height, so a house or mobile home here would sit several feet off the ground. Get an elevation survey and a flood insurance quote before you buy.

  • Local wages trail the county

    Hudson's median household income is $51,513, against $70,492 for Pasco County, and the county's unemployment rate was 5.2% in July 2026, above Florida's 4.6%. Better-paid jobs are mostly in the Tampa area, where the mean wage was $66,490 in May 2025, about an hour's drive away.
