Why this land is cheap, and what that does not mean
Most of our lowest-priced lots are quarter- to half-acre parcels platted decades ago in subdivisions that were never fully built out. The land is real, the deed is clean and recorded in your name at closing, and the county code says what you can build. What cheap does not buy is a finished homesite: check the lot page for road type, power at the road, water and septic, and flood zone before you reserve.

Where is the cheapest land in Florida?
Rural counties in north and central Florida, where large subdivisions were platted in the 1960s and 1970s and many lots were never built on. Our cheapest lots are in Marion, Putnam, Citrus and Hamilton counties. Prices change as lots sell, so the list above is the current answer.
Is there land for sale in Florida under $10,000?
Yes, when we have it. Small residential lots in Marion and Putnam counties do list under $10,000, and with owner financing the down payment is a fraction of that. The first band above shows what is available today.
Why is this land so cheap?
Small size, rural location and a subdivision that was never built out. The land itself is not defective: we own each lot outright, the title is clear, and the deed records in your name at closing. The lot page lists road, utilities and flood zone so you know what you are buying.
Can I finance a cheap lot with no credit check?
Yes. Every lot we sell is owner financed. There is no bank and no credit pull. You choose a down payment, make fixed monthly payments, and can pay off early with no penalty.
What are the extra costs?
Closing costs typically run $800 to $1,500 depending on the property and title work. After closing you pay the county property tax, which is usually under a few hundred dollars a year on lots like these, and any HOA fee if the lot has one. The lot page shows both.
