A mobile home is a factory-built home under the federal HUD code. A manufactured home is the same kind of home built after 1976 and placed on a permanent foundation. Counties treat them differently, so we list both.

Common questions

Can you put a mobile home on any land?

No. Each county decides by zoning district. In our inventory, Marion County R-4 and Hamilton County agricultural lots allow a mobile home as of right. Marion R-1 does not, and Nye County, Nevada allows only a newer manufactured home on a permanent foundation.

Can I put a mobile home on my land in Florida?

If the lot is zoned for it, yes. Florida counties write the rule into the zoning code district by district, which is why the same county can allow it on one street and not the next. The table above shows the districts we sell in.

What is the difference between a mobile home and a manufactured home?

Both are built in a factory. A mobile home is the older term for a home built to the HUD code; a manufactured home is the same kind of home built after 1976, and most counties add conditions such as a permanent foundation and a maximum age when placed. Modular homes are built to the state building code and are treated like site-built homes.

Do I need a permit to place a mobile home?

Yes. Expect a building or set-up permit, a septic permit if there is no sewer, and an electrical permit for the power connection. The county planning office confirms zoning first; the building department issues the permits.

How much does it cost to put a mobile home on land?

The home itself is the largest cost, then site work: a pad or foundation, septic or a sewer tap, a well or a water meter, and the power connection. Costs vary by county and by how far utilities are from the lot, so we list what is at the road on each lot page and our guide explains each line item.

Can I buy the lot with no credit check?

Yes. We own every lot and finance it ourselves. There is no bank, no credit pull and no minimum score. You pick a down payment, make fixed monthly payments, and the deed is recorded in your name at closing.
