Milton is the county seat of Santa Rosa County, in Florida's western Panhandle. The town sits on the Blackwater River where it meets Blackwater Bay, about 30 minutes northeast of Pensacola. About 10,700 people live in the city itself (Census, 2020–24). Our lot is south of downtown, near the bay, and has a Milton mailing address.

Most people come for the outdoors. The county's tourism office calls the area the Canoe Capital of Florida. The Blackwater River, Coldwater Creek and Blackwater River State Forest, the largest state forest in Florida, are all close by, and downtown has a riverwalk. Naval Air Station Whiting Field, a Navy flight-training base, is 8 miles north of town, and Santa Rosa Medical Center is in Milton. Homes cost less than the state average: the median home value in Milton is $233,100, against $359,000 for Florida.

The trade-offs are real. Low land around the bay floods in big storms, and Hurricane Sally in 2020 pushed its largest surge into Blackwater and East Bay. Wages in the Pensacola area trail the state. A lot here also needs its own septic system. If those fit your plans, Milton is a quiet base within reach of Pensacola and the Gulf beaches.

  • Rivers, forest and paddling

    The county bills the area as the Canoe Capital of Florida. Blackwater River State Forest covers more than 226,000 acres, and Blackwater River State Park is about 15 miles northeast of town.

  • Beaches and Pensacola within reach

    From our lot, the Pensacola Beach boardwalk is about 19 miles (about 25 minutes) and Navarre Beach Marine Park is about 24 miles (about 33 minutes). Downtown Milton is about 30 minutes from Pensacola.

  • No HOA, and zoned for a house

    Our lot has no HOA and is zoned R1 for single-family homes. The lot page lists site-built and state-approved modular homes; check with the county before you plan a build.

What to check before you buy

  • Storm surge and a high-risk flood zone

    Hurricane Ivan (2004) and Hurricane Sally (2020) hit this area hard, and Sally's largest surge was in Blackwater and East Bay. FEMA's flood map puts our lot in Zone AE, a high-risk zone with a flood level of 9 feet, while the ground is about 6 feet. A home must be built up above that level, and flood insurance may be required, so price it before you buy.

  • Septic, well and a wetlands check

    There is no sewer at this lot, so you will need a septic permit, issued in Santa Rosa County by the Florida DEP since January 2025. Water is a city hookup or a well, and a wetlands study has not been done yet; ask us for the latest before you reserve.

  • Wages trail the state

    The Pensacola-area mean wage was $58,620 in May 2025, against $64,670 for Florida. Santa Rosa County unemployment was 5.0% in July 2026, above the state's 4.6%.
